When a property is sold, it is compulsory to provide the buyer with a number of property diagnoses to inform him of all the characteristics of the property he is about to buy. Mandatory real estate diagnostics for sale
As part of the sale of a property, the seller must share several mandatory diagnostics to validate the transaction, and these must be added to the Dossier de Diagnostic Technique (DDT).

Energy Performance Diagnostics (EPD)
The EPD, or Energy Performance Diagnostics, applies to all buildings except those listed in article R.134-1 of the French Construction and Housing Code. It presents the property's energy consumption and greenhouse gas emissions. It ranks the property with an energy label from A to G. The worst-rated properties are considered to be energy-guzzling thermal huts.
Asbestos diagnosis
Asbestos diagnosis is a real estate diagnosis that concerns all buildings for which the building permit was issued before July 1, 1997.
- asbestos diagnosis for sale is shared before the preliminary contract is signed;
- the DTA, or Dossier Technique Amiante (Asbestos Technical File), is mandatory for all non-residential buildings and common areas;
- the DAPP, the Dossier Amiante Parties Privatives, concerns private portions of apartment buildings built before July 1, 1997;
- the DAAT, the Diagnostic Amiante Avant Travaux (Asbestos Diagnosis Before Work), is carried out if you are planning to carry out work.
Lead diagnosis
Lead testing concerns all residential buildings or parts of buildings used for residential purposes built before January 1, 1949. If the dwelling is in a condominium, the lead diagnosis concerns only the private portions. It is valid for 1 year. If the result is negative, it need not be renewed. If, on the other hand, the diagnosis reveals the presence of accessible lead, the purchaser must carry out lead removal work, and inform occupants if the property is occupied.Electricity diagnosis

- natural hazards such as flooding, landslides or tidal surges ;
- seismic risks ;
- technological risks, such as the presence of a nearby chemical plant that could cause an industrial accident ;

- pollution risks ;
- risks of coastal erosion ;
- the risk of radon gas.
Gas diagnosis
The gas diagnostic concerns any residential building or part(s) of a building used for residential purposes whose installation was built more than 15 years ago, or whose last certificate of conformity is more than 15 years old.

TERMITES diagnosis

- pipes.
Dry rot diagnosis
The dry rot diagnosis concerns all built-up buildings (zones delimited by prefectoral decrees) and detects the presence of this wood-loving fungus. The areas concerned are dark, warm and damp. Its spores are able to perforate stone and plaster, making it difficult to detect. Groupers come in several forms :
- cottony material ;
- reddish material ;
- spiderweb-like material.
Carrez Law diagnosis
The Carrez Law diagnosis, which measures private surface areas, applies only to residential or commercial condominium lots and does not take into account :
- walls ;
- partitions ;
- doors ;
- steps ;
- rooms with a ceiling height of less than 5'11.
The Carrez Law diagnosis is valid until new partitioning work is carried out. If you don't share this document with your buyer, he or she may ask to renegotiate the price of the property as compensation.
